1. Parking:
Please use the driveway or garage for parking. Avoid parking on the grass or verge to prevent damage to reticulation. Any damage will be charged to the guest and reported to Airbnb.

No shoes inside the home. This helps keep the space clean and comfortable for everyone.
3. Parties and Events:
Parties and events are not allowed. Please respect the peaceful atmosphere of our home.
4. Smoking and Vaping:
This is a smoke-free and vape-free home. A $150 fee will be charged if smoking or vaping is detected inside the premises.
5. Occupancy and Room Use:
Bookings for fewer guests than the Maximum Occupancy will be allocated appropriate sleeping spaces. Please specify the number of bedrooms required when booking. Certain rooms may be locked based on the number of guests. Do not attempt to access these rooms. Contact us if you need to discuss this arrangement.
6. Visitors and Additional Guests:
Only registered guests are allowed on the property. Additional guests will be charged $25 per night, per person.
7. Quiet Hours
Please observe quiet hours between 10 PM and 8 AM to respect our neighbours.
8. Food and Drink:
Enjoy meals in the dining room. No eating or drinking is allowed in the bedrooms.
9. Trash Disposal:
Dispose of trash in the appropriate bins. Garbage day is Monday—please ensure the bin is out for collection on Sunday night.
10. Spa Bath:
No bubble bath or foaming products in the spa bath to prevent damage.
11. Energy Conservation:
Please turn off lights, air conditioning, and electronics when leaving the house. Ensure windows are closed and doors locked. The reverse-cycle system should be turned off when not at home during the day. A starter pack of wood is provided between April and August; additional wood must be purchased.
12. Damages and Breakages:
Report any damages or breakages promptly. Guests will be billed for damages and incidents will be reported to Airbnb.
13. Check-In/Check-Out Times:
No exceptions to check-in or check-out times without prior approval. Requests must be made at least 72 hours in advance.
14. Check-Out Procedures:
Upon check-out, please wash the dishes, dispose of garbage in the large green bin (recycling in the blue bin), and clean the BBQ if used. Additional cleaning charges start at $150. Please do not wash any linen; we have it professionally cleaned.
15. Lost Keys/Remote:
A $50 fee applies for lost keys or remote controls.
16. Legal Compliance:
The property must not be used for illegal activities. No illegal substances are permitted on the premises.
17. Furniture:
Please do not rearrange the furniture. A $150 fee will be charged for additional cleaning if furniture is moved.
18. Vehicle Restrictions:
Only standard personal vehicles are allowed to park on the premises. Commercial trucks, service vehicles, heavy rigid vehicles, and similar are not permitted as per local regulations.
19. Caravan Parking:
Caravan parking is not allowed on the property.
20. Fish Cleaning:
No fish cleaning inside the house or disposal of fish offal in the bins. Use the fish cleaning stations at the boat launch. An extra cleaning fee of $150 will apply if this rule is not followed.
21. Call-Outs:
Any call-outs caused by guest actions will be charged back to the guest. This includes non-emergency situations that require a service visit. Please ensure all appliances and facilities are used correctly to avoid unnecessary charges. Fees for call outs are $70/hour on a weekday and $150/hour on a weekend with a minimum charge of 1hour.
22. Introductory Supplies:
We provide a starter pack of essential supplies (e.g toiletries, paper products, and kitchen basics) for your convenience. Please note that these supplies will not be replenished during your stay. Guests are responsible for purchasing additional items as needed.
